Twin Special Technology Zones, Lahore

A new industry in Pakistan needs a bank, a research partner, digital systems and trained people, usually from four different places. TEC is building one place that has all four, and we are building it twice, on land we already own.

  • Sundar STZ (Plots 6 & 7, Raiwind Road, 16 kanal): bio-industry, the Eco Industrial Park, pilot plants, training and a Knowledge Shop with university partners. 

  • Defence Road STZ, TEC Digital Tower (commercial plot near Bhobatian Chowk, 7 kanal): BKIT front offices, IT and ICT firms, co-working, a freelance platform and an SME IT one-stop shop.

Each zone is planned to meet the 250,000 sq ft covered-area threshold of the Special Technology Zones Authority (STZA), which offers ten years of incentives to licensed developers and enterprises.

Eco Industrial Park: one plant’s by-products feed the next

Corn, sugarcane and related industries share one park, so waste from one factory becomes raw material for another. It covers 22 corn-based and 26 sugarcane-based bio-projects across pharma, food, feed, packaging, chemicals and environment, supported by shared BKIT, digital and training services. Layout and phasing are subject to approvals.

Digital technology is the fastest way to lift Pakistan’s industry

Pakistan’s young population and its farm-based bio-industries are changing pharma, food, feed, chemicals, packaging and environment, all with strong export potential. TEC’s horizon analysis indicates that corn-based bio-products could grow into a major export sector. Digital tools decide who captures that growth: plants that automate, connect and use data will win the orders.

  • Eco Industrial Park – IT One Stop Shop: cloud computing, industrial IoT, AI, data science, blockchain and automation for every plant in the park.

  • SME – IT One Stop Shop: hardware, software and support for pharma, food, feed, packaging, chemical and environment SMEs, from one desk.

  • Knowledge Value Chain at 4 Pillars - connects digitalization, applied research, basic research and implementation, so ideas become working plants.

  • Industry Resource Centre - BKIT bank and finance, knowledge, IT and training under one roof, to make doing business easier.

  • Entrepreneurship Development & Incubation Centre – builds young entrepreneurs, especially women, and trains fresh IT graduates at Sundar Industrial Estate and Defence Road, Lahore.
